We are pleased to announce that we have achieved a ‘hat trick’ of first-time planning approvals with the third in a series of infill projects for Westminster City Council. The Adpar Street scheme in Maida Vale will provide 20 sheltered homes with communal social space, built around the HAPPI (Housing our Aging Population: Panel for Innovation) principles for housing the elderly. It is for people already living in the area, allowing them to ‘right size’ into Part M (4) fully accessible accommodation, whilst remaining in their neighbourhood. It follows the success of planning permission for 23 homes at Queen’s Park Court and another 21 homes on the Torridon House Estate, bringing the total up to over 60 new homes on infill sites in Westminster.

A key challenge was developing a scheme that delivers the number of homes needed for viability, whilst considering the 32 car parking spaces that were already on the site. Using our technical expertise, DMA were able to develop a number of options very quickly and accurately in BIM to assess key criteria such as massing, daylighting and overlooking and give them a weighting. This, together with 3D visual models, provided a clear, holistic comparison to help make informed decisions and get the balance of accommodation right, providing desirable homes with specialist needs that help to create an inclusive community.
