Project summary

This design was developed with Balfour Beatty Investments (BBI) to Stage 4 and forms part of the wider South Kilburn Regeneration Masterplan. It includes a new community health centre of almost 2000 sqm and 226 new homes, including 42 as social housing re-provisions and 184 private sale apartments.

Our brief for the bid was to adapt the scheme, which had outline planning and full planning approval for two of the buildings, to make it financially viable in the current economic climate. Working closely with BBI, the client and the planners, we reviewed the layout and increased the number of units through a more efficient use of space and minor alterations to the building envelope. Through build efficiencies and careful consideration of materials we were able to make cost savings whilst maintaining the aspirations of the Council. Our proposals included enhancements to animate activity at street level, such as a new cafe, as well as improvements to the public realm with a strategy for public events and a street market.
