DMA’s new volumetric scheme with Hill Bespoke for Clarion Housing has just started on site. It will create 130 new homes and illustrates much of the thinking behind the report just published by the London Assembly’s Planning Committee “Designed, sealed, delivered”. The report calls on Sadiq Khan to encourage off site manufacturing (OSM) to solve London’s housing crisis and DMA’s approach, combining OSM with BIM to deliver even greater efficiency and quality benefits, certainly bears this out.
The project is the final phase of a four-phase masterplan to regenerate the former Mardyke Estate in Rainham in the London Borough of Havering. Four new residential blocks will provide homes for affordable rent and shared ownership with a combination of flats, duplexes and townhouses. Modular, pre-fabricated living units will be delivered to site fully fitted out with kitchens, bathrooms and internal finishes. This brings quality assurance and improved sustainability whilst reducing waste, time on site and disruption to residents. The installation is phased to allow the external façade to be applied in parallel with module erection to further speed up the construction process, with the first modules due to be installed this autumn.
